The Fund

The Sydney Metro Fund is a pooled mortgage fund which generates investment returns from a portfolio of secured property and investment loans.

The Fund’s loans are mostly secured on registered first-mortgages, with some loans secured by second-ranking mortgages.

Sydney Metro Fund creates the opportunity to access mortgage-secured investments through a professionally managed and non-listed structure. It does this by ‘unitising’ the pooled funds, with investors buying $1 unit in the fund. The pooled funds are lent to business-owners, and interest on the loans generates regular income distributions at an average total return (income and capital) equal to the RBA Cash Rate plus a targeted 6.25% per annum.

The Fund is designed and aimed to serve:

The needs of self-directed investors, self-managed superannuation funds and self-funded retirees

Investors who require predictable income distributions from long term investments

03.

Investors who do not want their distributions negated by inflation and fees.

The Fund’s minimum investment is $200,000 and the manager only accepts Wholesale Investors as defined by s.7 of the Corporations Act. That means the Fund accepts investors who can invest at least AUD$500,000, and who meet the minimum asset requirement (AUD$2.5 million net assets) or income (AUD$250,000 of gross income for the last two financial years), or investors who fulfill the legislative definitions of a Professional Investor.

The Directors

The Fund evolved from the business-lending activities of Sydney Chartered Accountant, Frank Vrachas (Chairman) and business consultant, Ken Mortlock (CEO). The directors of Sydney Metro Fund have spent many years in the business finance sector, either lending money to business owners or preparing and structuring businesses for financing.

Frank Vrachas

Frank Vrachas is a Chartered Accountant and business adviser who was a principal of Sydney accounting firm Rothsay Chartered Accountants. An accountancy practitioner for over 40 years, Frank’s extensive background as a company principal, company auditor, tax adviser and trusted business adviser has equipped him for sound judgement and effective decision-making when it comes to private credit markets and the capacity of businesses for borrowing. He is an experienced private lender to businesses and was instrumental in the formation of non-bank mortgage origination in Australia in the early 1990s. Frank has been a Fellow of the Institute of Chartered Accountants, a Registered Company Auditor and a Chartered Tax Advisor.

Ken Mortlock

Ken Mortlock is an experienced business owner and consultant who brings financial expertise and commercial acumen to his role at Sydney Metro Fund. From 1991 to 2016 he built and developed the cosmetics distribution business, Cosmax Prestige Brands, which grew to be the largest independently-owned cosmetics distributor in Australia. When Ken sold the business in 2016 it had a turnover of A$50 mill, over 300 employees, distribution contracts with Procter & Gamble, Shiseido, LVMH, Burberry and InterParfums, and supplying contracts with David Jones, Myer, Priceline and Target. He is a business adviser and is currently the director of construction industry supplies company, Prestige Sales.
